Sarawak’s first 3-storey industrial lots with factory-grade lifts, expandable rent-to-own options

KUCHING, 26 July 2025 – HSL is moving forward with the next phase of Vista Industrial Park (VIP), which features Sarawak’s first three-storey light-industrial units. These lots come with built-in, heavy-duty lifts to move goods easily between floors.
Each unit offers up to 5,000 square feet of flexible space, designed to make business operations smoother and allow room to grow. Buyers can choose between detached and semi-detached lots, with land sizes up to 27 points.
“These new units are extra-large and incredibly versatile,” said HSL’s Executive Director, Tony Yu, adding, “With the lift rated for two-tonne loads, businesses can move raw materials, palletised goods or finished products effortlessly between floors, saving hours each week and improving workplace safety. Time is money, and safety is priceless.”

VIP is located along Jalan Setia Raja, right next to Sama Jaya High-Tech Park and at the meeting point of four key local councils, namely Kuching North, Kuching South, Samarahan, and Padawan. This makes it one of the most well-connected industrial sites in Sarawak.

Since opening in 2019, the 200-acre park has become home to over 150 businesses. These range from central kitchens like Tastinity and Mdm Tang to precision workshops like GT3 and Sarawak Energy’s testing facility.
“Tenants wanted premises that projected a modern image while streamlining operations,” said HSL’s in-house architect, Joseph Chai.
“Our studies showed a third level is the most cost-effective way to future-proof a light-industrial property, so we pre-installed the lift. Companies can add R&D labs, showrooms or administration suites upstairs without purchasing extra land,” he added.
Each VIP unit keeps the estate’s well-known container-sized entrances and extra-tall ceilings, making it easier to load goods and use vertical space efficiently. Every unit is fibre-ready, giving tenants access to fast internet.
Green spaces line the edges of the estate, flow along a boulevard with trees, and lead to a 3.3-acre central park. It’s all designed to create a neat and pleasant business setting.
The units are built to handle heavy floor loads and come ready for three-phase power supply.
VIP is carefully laid out around a wide dual-carriageway main road with spacious inner streets, allowing heavy vehicles to move around easily. Current businesses here include Life Café, NOMS, Classic Studio, Ample Marketing, Maica, Repsol, Flying Ads and ShangAgro.

Prices begin at RM1.65 million. HSL’s Rent-to-Own (RTO) plan, which was fully taken up in earlier phases, is back. It helps small and medium enterprises turn three years of rent into ownership with low upfront costs.
“One of the main reasons our RTO programme is so popular is that renters lock in today’s purchase price,” said Sales and Marketing Assistant Manager, Angie Joan.
She continued, “Almost every RTO client of mine has become an owner, and I’m delighted we’re bringing the scheme back because not every young business can secure a loan immediately.”
The VIP Showcase will be held from July 26–27. Visitors can explore a fully furnished show unit and watch live demos from current tenants.
